Company Background:
Our client is the world's leading desktop publishing software provider and one of the worldĄŻs largest and most diversified software companies.
Key Objectives and Major Responsibilities:
- Manage the overall operations of one rapidly expanding 200+ person site in Beijing, plus additional sites as needed.
- Negotiate and manage operations, vendor, and utility contracts supporting the site.
- Management of on-site and remote staff members, both direct and contract staff.
- Implementation of programs and projects that will maximize the efficiency and utilization of our real estate assets.
- Collaboration with contracted regional project management for construction of new office build outs, office and lab expansions, repair and maintenance projects, and building modification and renovation, approaching $5M USD.
- Continuous monitoring and administration of annual facilities capital and expense budgets. Management of monthly and quarterly P/L for portfolios including forecasting, expense approvals, budget variance, accruals, and reconciliations.
- Assume responsibility for property management and landlord/tenant relationships, including building repairs and maintenance, rent payment review, operating expense payments, and reconciliations.
- Willingness to partner with internal and external Security, Environmental Health, and Safety teams to ensure compliance of all offices and programs and alignment.
- Establish strong third-party relationships designed to funnel first-response time away from It personnel and towards managed partnerships.
Key Skills:
- BS in Engineering or Business Administration required with 5-7 years of prior experience managing Facilities for a large multi-national corporation
- Ability to travel outside of PRC.
- Bilingual in English and Mandarin Chinese.
- Experience and proven capabilities in managing local architects, designers, consultants, and contractors to meet global expectations.
- Excellent written and oral communication skills when working with numerous in-house business groups, operations personnel, and senior management.
- Familiarity with the real estate market in high tech industrial parks in Beijing. Working knowledge of basic Chinese lease terms and structure. Established relationships with real estate advisors in Beijing a plus
- Strong technical knowledge in electrical and mechanical equipment systems, capacities, and design for all components of an office, including labs and server rooms.
- Working knowledge of required contract language and the ability to work with in-house and external counsel to negotiate vendor contracts, service agreements, and construction contracts.
- Excellent personal network of architectural, design, construction management, consulting, and facilities management firms in APAC.
- Demonstrated ability to be sound, reasonable, and fair when delivering messages and programs in the company's best interest while ensuring multi-cultural sensitivity and behavior.
- Must have strong time management skills to juggle multiple responsibilities and commitments.
- Strong software knowledge including Acrobat, Photoshop, and MS Office Suite. Experience in AutoCAD a plus.
